“GETTING STARTED”

  • There is a lot to navigate to get your home sold quickly and for the most amount of money, so let me walk you through the “initial process.

  • We will meet for a consultation so I can view the home.  This is a great time for me to understand your expectations, wants and needs.  This is also a great opportunity for me to view features, views, updates and anything you can add that will assist me in marketing your home. 

  • I research and conduct a market analysis with all of the information I have received on the home to calculate a listing price suggestion.

  • Once you are comfortable with me representing you as the listing agent, the pricing terms and expectations, the next step is “The Plan Moving Forward”


 

“The Plan Moving Forward”

  1. Complete all listing paperwork, install signage and lockbox.

  2. introduce my transaction coordinator into the process.

  3. Give suggestions on staging & curb appeal.

  4. Professional Photo shoot of the home is scheduled to include aerial shots.

  5. Getting the property exposed fully into the marketplace as quickly as possible through the local MLS, Social media, word of mouth and 3rd party websites. 

  6. Analytics. We subscribe to ListHub reports, this subscription includes statistics to provide you the seller with information to see how your home is performing online compared to similar properties.  Also, through our local MLS We are able to provide the amount of views and other information to guide us through the process.  

  7. I will receive all inquiries to show your home and I will communicate these requests through you.

  8. Maintain up to date communication with you the seller and obtain buyer feedback so we can continually understand the current market and possibly find ways to better market your home. 

“Under Contract, Now What?”

  1. Once we have negotiated the contract and all parties are in agreement with the terms we are ratified and under contract.

  2. my transaction coordinator and myself will ensure the closing attorney representing you receives all of the PERTINENT paperwork needed to handle the closing. They will make contact with you to push through the final stages of the closing and answer any legal QUESTIONS you may have or address any issues that may arise during the process. We are still here for you during this process so don’t hesitate to reach out.

  3. The buyer will order their home inspection and any ADDITIONAL inspections and I will advise you the day and dates.

  4. Once we are passed the inspection portion and moving forward the buyer will have ordered the APPRAISAL through their mortgage Company. This appraisal is an unbiased professional opinion of the homes value and the value willl determine what the bank is willing to lend the buyer for this home.

  5. After the appraisal has been RECEIVED without any issues with the value we move forward.

  6. CLOSING TIME - A TIME WILL BE SET FOR US TO MEET AT THE CLOSING ATTORNEYS OFFICE TO SIGN THE PAPERWORK COMPLETING THE SALE OF YOUR HOME.
